- No parties or events unless your hosts approve them in advance. No unregistered visitors; every guest is named on the booking.
- No air mattresses.
- The basement, workshop, loft and third garage bay are private and off limits.
Checking in and out
- Check-in: 3:00 p.m.–10:00 p.m.
- Checkout before 12:00 p.m.
- Self check-in with keypad.
During your stay
- Pets allowed.
- No parties or events unless your hosts approve them in advance.
- No commercial photography.
- No smoking indoors, including the garage. Smoking outdoors only.
Guest access
The basement, workshop, loft, and third garage bay are private areas and not accessible to guests.
Registered guests and visitors
To help us care for the property and ensure we know who will be on site during each stay, only registered and approved guests are permitted on the property. For security purposes, we require the full names and phone numbers of all guests at the property prior to check-in. Anyone who is not included on the reservation is considered a visitor, whether or not they will be staying overnight. This includes friends or family stopping by, dinner guests, daytime visitors, children, or anyone visiting during your stay. If you would like to have someone visit who is not included on your reservation, please reach out to us before your arrival to request approval. Any additional visitors must receive our written approval in advance. Parties, gatherings, events, and additional visitors are not permitted unless they have been specifically approved by us beforehand. Please keep in mind that this policy applies to all visitors, not only overnight guests.
Before you leave
- Gather used towels.
- Throw trash away.
- Return keys.
Additional requests
- Please place dishes in the dishwasher and turn on. Cleaning tabs are under the sink.
- Please ensure hot tub lid is on.
- Leave the beds unmade. There's no need to strip them. I'll take care of that.
Safety and property
- Cameras on exterior. Front porch and garage.
- Carbon monoxide alarm installed.
- Smoke alarm installed.
- Must climb stairs.
Pets
We're happy to welcome up to two dogs when included in your reservation. Please keep pets off beds and furniture; pet blankets are provided for your convenience. Please ensure you pick up after your pets outside. Undeclared pets are subject to a $400 additional cleaning fee.
Smoking
Bittner Manor is strictly non-smoking indoors, including the garage. Smoking is permitted outdoors only, and cigarette butts must be disposed of responsibly. Evidence of smoking indoors will result in a $400 additional cleaning fee.
Sleeping
Air mattresses, sleeping bags, and additional temporary sleeping arrangements are not permitted. All overnight guests must use the beds provided within the manor.
Cleaning
The standard cleaning fee covers normal cleaning following your stay. If the manor is left requiring excessive cleaning beyond a typical turnover, an additional cleaning fee of up to $400 may apply. Guests are responsible for damage to the home, furnishings, antiques, or property during their stay.
Cancellation
Full refund if you cancel 30 days or more before check-in. No refund if you cancel less than 30 days before check-in. Airbnb and Vrbo bookings follow the policy shown on those sites.
